Cytiva (Marlborough, MA)
Hart Companies recently completed a turnkey design- build project for Cytiva with twenty-one new state-of- the-art “flex” labs at their Results Way, Marlborough MA headquarters, and at their new Shrewsbury MA facility. Comprising approximately 16,000 SF, the Cytiva Cell Culture Center of Excellence supports Cytiva’s expanding Cell Line Development and Cell Culture Media groups. In addition to the new labs, the project also provides open office work areas and associated utility spaces.
Prior to construction, these areas were a combination of open shell or outdated lab space. All were located inside operating facilities.
Hart, in collaboration with Cytiva, developed design concepts to maximize spatial flexibility by incorporating significant mobile casework, as well as multiple supporting utility points-of-use. Architectural, structural, and MEP concepts were generated in conjunction with Cytiva lab users. After Cytiva approved conceptual layouts for the labs, detailed designs were prepared. At periodic intervals in the process, constructability reviews were conducted between Hart’s design and construction personnel, resolving potential construction issues BEFORE completing documents for permit and construction.
Because of the close attention paid to supply chain challenges by Hart personnel in concert with their subcontractors, delays due to the COVID 19 pandemic were minimized.
Hart self-performed all civil, structural and architectural work. These included walls, ceilings, doors/ windows, structural steel, steel mezzanines, trenching, concrete floor cutting, etcetera. Hart field personnel alone logged over 16,000 manhours.
In addition to the self-performed work, Hart oversaw and worked directly with over a dozen subcontractors and sub-subcontractors.
Because the Marlborough location is Cytiva’s US Headquarters, it was important to have the least impact on operations as possible. Hart was able to work effectively with site staff, security and facilities personnel to minimize interruption to regular operations. Electrical shutdowns were carefully coordinated months in advance to assure no impact to ongoing lab projects. Hart brought in generators as well as refrigeration and freezer trucks to accommodate this. Any work that would impact daily operations was scheduled for off-hours/weekends whenever possible.
Hart delivered the twenty-one “flex” labs to Cytiva on time and within budget. This project is an excellent example of Hart’s turnkey delivery capabilities in providing multi-discipline, multi-trade projects in operating facilities from design concept to turnover.
